Description

Dolphin Island Preservation is an environmentally sensitive community offering 62 waterfront homesites within a quiet Lowcountry enclave. This private gated community offers deepwater at all tides with open access to the Intracoastal Waterway and the Atlantic Ocean.

Sailing
Sailing is one of many year-round water-oriented activities.

Although tucked away in an historic area, it is just 35 minutes south of Savannah and the Savannah-Hilton Head International Airport. Thirty-five of the 62 lots (minimum size: one acre) are sited on deep water and the remaining 27 are adjacent to two lagoons in the center of the island.

Dolphin Island's natural beauty and historic authenticity will be carefully preserved through architectural guidelines and careful land stewardship. Year-round outdoor activities include boating, bird watching and fishing for black bass, grouper, spotted sea trout and sheepshead. Two lagoons centrally located on the island provide fishing and canoeing opportunities for Dolphin Island residents as well as a sanctuary for local wildlife.

The partners in Dolphin Island Preservation have donated a conservation easement to the Chattowah Open Land Trust, Inc. The provisions of this 42-acre easement prevent development of the parcel in perpetuity.

Things to Do, Places to See

This region of Georgia is renowned for its historical past and its ecological biodiversity. The Midway National Historic District includes the Midway Church, Cemetery and Museum. Built in 1754, it was settled by Puritans fleeing Massachusetts after the Salem witch trials.

The Dorchester Academy Historic Place was a school built for freed blacks after the Civil War. It is the site where Reverend Martin Luther King, Jr. prepared the 1963 Birmingham civil rights campaign.


The Lowcountry life includes a rich eco-system of wildlife.

The Fort Stewart Museum is the largest military post east of Mississippi. Its museum displays tanks and motorized vehicles from WWII to the Gulf War. The LeConte-Woodmanston National Historic Place is the 18th century home of Dr. Louis LeConte, whose son, Joseph co-founded the Sierra Club.

Today the home boasts botanical gardens, a cypress forest and the Bulltown Swamp black water ecosystem. Cay Creek Wetlands Interpretive Center is a habitat for numerous species of birds, mammals, reptiles, amphibians and insects.

The Colonial Coast Birding Trail offers 18 different sites from Tybee Island to Brunswick that have been designated as excellent areas to view all species of birds from songbirds to waterfowl as well as rare and endangered species such as the Wood Stork and White Ibis. Only minutes from Dolphin Island is the Harris Neck National Wildlife Refuge, part of the Birding Trail.
