La Ventana a New High for Lower California

Mexico's Baja California, or "Lower California," is experiencing a real estate boom. In the past year developers and investors have discovered its relatively affordable property and the beautiful views of both the sea and mountains that come with it. One property that personifies such uniqueness and beauty, is La Ventana del Mar, which is located just two hours south of the U.S. border between the Sea of Cortez and the San Felipe Mountains.

One of Mexico’s newest resort communities, this 525-acre gated golf course resort development is the latest gem in the growing town of San Felipe.

How unique is the seaside setting at La Ventana del Mar, which will open the Faces of Mexico golf course later this year?

How does it sound to have a private beach welcome you just outside your front door, towering 10,000-foot mountains looming from your living room window and the San Felipe’s only golf course laid out behind the backyard?

Even better, all of La Ventana's charms can be had at a fraction of the cost one would expect to pay in the States.

Beachfront and golf course home lots range from $90,000 to $450,000, according to a La Ventana representative. The lots, which range in size from 7,000 square feet to more than 21,000 square feet, each have sea and mountain views.

Additionally, the construction of 300 beachfront and golf course condominiums is slated to begin this fall. Costs are projected to start in the mid 200,000s.

The community has had a great start, with its Phase 1 selling out 355 lots in one year and more than half of its 389 lots in Phase 2 going in less than six months, according to Dave Pettigrew, La Ventana’s Web Master.

One of the main factors that has helped stimulate such strong sales is the backing of Stewart Title Insurance. “The backing by Stewart Title Insurance provides the most secure form of foreign land ownership available,” says Pettigrew. It also doesn't hurt that the development is easily reachable from the U.S. by car and does not require airline transportation to reach.

An Established Developer
Owners at La Ventana will also benefit by its being developed by San Felipe Development Co., which has become a familiar presence in the thriving Baja California region. In 1989, San Felipe Development Co. president Pat Butler launched El Dorado Ranch, which would become San Felipe’s largest residential, resort and retirement development and the largest employer in the area.

“Our developer has an impeccable track record and has developed over 30 subdivisions boasting over 6,000 owners in the San Felipe area,” says Pettigrew.

With more than 35,000 acres under ownership, El Dorado Ranch has future plans calling for an 18-hole desert golf course, commercial village and additional communities. And now with Butler’s latest real estate gem underway and a resort hotel and spa in the planning stages, San Felipe is rapidly becoming a very desirable, yet affordable vacation resort community.

“The landscape at La Ventana is truly unique with a surrounding 10,000-foot mountain range, a pristine desert, and the beautiful Sea of Cortez all within sight of your lot,” Pettigrew said. “And with the construction of San Felipe’s only golf course, there is simply no comparable development in the San Felipe area.”

Faces of Mexico Golf Course Opens Soon
La Ventana’s is currently being grassed and scheduled to be completed soon. If Mother Nature cooperates, the “Faces of Mexico” golf course, should open in October.

La Ventana del Mar named its Bradford Benz-designed course "Faces of Mexico" to give it archaeological, historical and social Mexican character. One stipulation of the course was to be built in harmony with the natural environment, which will result in a “more beautiful, more economically maintainable and more technically functional facility,” according to La Ventana del Mar.

For instance, La Ventana del Mar's golf staff is proud to note all plants that absolutely have to be removed will be dug up, transferred and preserved at a nearby nursery. Moreover, the golf course will utilize salt-tolerant turf and plants that will be irrigated with water too salty for human or agricultural use.

By doing so there will be little impact on precious water resources, an important element considering San Felipe gets less than three inches of rain per year. All of this work is done in concert with the owner’s goal to develop a sustainable community.

Eventually, La Ventana del Mar's Faces of Mexico golf course will turn private, when the additional 18 holes are added on the west side of Highway 5. Only residents and hotel guests will play the seaside course when the mountain course is completed.
